New Conventional Loan Limits for 2025 Are Here!
Effective immediately, the new loan limits for 2025 Fannie Mae and Freddie Mac are now in place and effective now. These are the maximum loan amounts you can use for a home purchase or refinance. Here are the updated limits by property type:
- Single-Family Home: $806,500
- Duplex: $1,032,650
- Triplex: $1,248,150
- Fourplex: $1,551,250
What About FHA Loan Limits?
HUD has released the new FHA loan limits, effective 1/1/2025. The nationwide base FHA limits are set at 65% of the conventional loan amounts, which applies to most of the U.S. However, areas like Deschutes County have higher limits. Here are the base limits based on the new conventional amounts:
- Single-Family Home: $524,225
- Duplex: $671,200
- Triplex: $811,275
- Fourplex: $1,008,300
What About Deschutes County?
Deschutes County continues to have much higher FHA loan limits compared to the nationwide base. The 2024 FHA limits for Deschutes County are:
- Single-Family Home: $713,000
- Duplex: $912,750
- Triplex: $1,103,350
- Fourplex: $1,371,150
