2025 Income Limits Just Expanded – Big Changes for First-Time Buyers in Central Oregon

Hot off the press- The new Conventional loan special homebuyer program income limits are about to be released, and we have them here first. Additionally, something really unique has just happened. Crook County and Jefferson County are now part of the Bend Area MSA. This means they share the same income limits as Deschutes County. Why does this matter? These limits are used to determine eligibility for special pricing on conventional loans, especially for first-time buyers and even some repeat buyers purchasing manufactured homes or using HomeReady and similar programs.

Check out how much the income limits jumped:

  • Crook County: $91,000 → $114,000
  • Jefferson County: $81,000 → $114,000

That’s a massive increase. $23,000 for Crook and $33,000 for Jefferson. This opens the door to better affordability and access to loan products that were previously out of reach for many buyers in those areas.

What These Limits Mean

These numbers (called AMI or Area Median Income) are used to determine eligibility for special affordable conventional loan programs like HomeReady and Home Possible. These programs offer reduced interest rates, discounted mortgage insurance, and more flexible qualifying guidelines.

We specifically look at 80% and 100% of AMI to see if borrowers qualify for these benefits. It’s also important to note that this is qualifying income, not household income. That means we can often leave out things like a spouse’s income, bonuses, or overtime to help you qualify.
