For a long time, ACV roof insurance has been quietly killing conventional loan deals.
If the roof was insured as actual cash value instead of replacement cost, the deal was done. It didn’t matter if it was a condo or a single family home. It didn’t matter how strong the buyer was.
The loan just didn’t go through.
Most people didn’t even realize why. They just knew something with the insurance didn’t work.
Why this became such a big issue
Over the last couple years, insurance companies started shifting more policies to actual cash value (ACV) on roofs.
HOAs followed. Homeowners didn’t really have a say.
So you ended up with:
- Good buyers
- Solid properties
- Deals ready to go
…and they’d still fall apart over one thing:
The roof coverage.
I’ve seen it happen over and over.
That just changed
As of right now, we can do conventional loans with ACV roof insurance.
Let me say that again because this is a big one:
- ACV on roofs is now acceptable
- We are actively closing these
- This works for condos and single family homes
This comes directly from the latest Fannie Mae guideline update allowing roofs to not require replacement cost coverage.
The important part:
The overall policy still needs to meet standard requirements, but the roof itself no longer has to be replacement cost.
What this actually fixes
That one change removes a huge bottleneck.
We are already pushing deals through with this right now.
So now:
- Condo projects that were getting blocked have a path
- Homes with older roofs aren’t getting flagged the same way
- Refinances that stalled can move again
- Listings that lost buyers can come back to life
This is especially true for scenarios involving ACV roof insurance on conventional loans, which used to be an automatic stop.
What to do if your deal was denied
If you’ve had a deal fall apart because of roof insurance, don’t assume it’s still dead.
A lot of those deals were declined under the old guidelines, and nothing else about the file was actually wrong.
Now that ACV roof insurance is allowed, we can revisit:
- Previously denied purchases
- Refinances that stalled out
- Condo deals that couldn’t get approved
In many cases, it’s just a matter of reworking the same deal under the updated guidelines.
Bottom line
If your deal died because of ACV roof coverage, it’s worth taking another look.
