VA Loans: The Best All-Around Mortgage Option
VA loans are the best all-around mortgage out there. They offer the best rates of any loan program, 0% down, and no PMI. What’s not to love? They also have the most relaxed debt-to-income requirements of any traditional mortgage, which, I won’t lie, makes my life easier as well. Additionally, if you have a disability rating of 10% or greater, you don’t even have to pay the VA fee.
VA Loan Basics
It’s important to note that the VA doesn’t directly lend money; instead, it guarantees the loans. This guarantee allows approved lenders like myself to provide you with a VA loan, and they just insure it. There are NO military direct lenders. We all originate under the VA’s rules, but none of us are tied to them any more than the others. Also, despite what the VA website says, don’t worry about obtaining your Certificate of Eligibility; I have access to the VA portal and will handle this for you—it’s quicker and faster this way. The same goes if have a service connected disability; I can get your disability rating and disability income confirmed directly through the VA portal.
VA Loan Uses
Purchase: You can use a VA loan to purchase a property. There is no loan limit if you aren’t currently using any of your VA loan entitlement. Want a $2 million house with 0% down? I can do that. If you want to finance multiple properties, there are some calculations to see what you have left to use that I can help you with.
Refinance: You can also use them to do a cash-out refinance and pull equity out, as well as an IRRRL, which stands for Interest Rate Reduction Refinance Loan. It’s a streamlined process to refinance to lower your interest rate that doesn’t require all the same underwriting or an appraisal. This is a killer perk for VA loans.

Beware of Deceptive Lenders and Misconceptions
It’s crucial to clear up a common misunderstanding about VA loans:
- Affiliation Misunderstandings: Popular companies like Veterans United (actually named Mortgage Express LLC) and Veterans Lending Group (CrossCountry Mortgage) have ZERO affiliation with the DOD and VA. They use the term “Veteran” in regard to their experience in the lending field, not the military. That is the loophole they operate under. Their business model is the opposite of ours. They charge much more and rely on their robust marketing budget to bring in veterans who may not know any better, assuming these companies are somehow linked to the VA. Unfortunately, those individuals also tend not to shop their rates and end up getting taken advantage of. Please shop your rate with us if you are talking to any direct lenders or banks, but especially these types. It takes 5 minutes for you to see what you can save with us.
