How to Qualify Using Both W2 Income and Self Employed Income on a Conventional Loan
If you are looking for a W2 and self employed income mortgage, and another lender told you no, read this.
We see it all the time. A buyer comes in with a strong W-2 job, plus extra income from self-employment or a side hustle. Then another lender says:
“You can’t use both incomes unless you have been doing both jobs for 12 months.”
Or, “You need 24 months.”
That is one of the most common reasons good borrowers get turned down, especially gig workers and side hustle earners.
How a W2 and Self Employed Income Mortgage Works
The problem is usually not your income. The problem is the rules the other guys are using.
